Marketing Manager

Position Overview:

SPG Capital is seeking an entrepreneurial, results-driven Marketing Manager to lead the launch and growth of the marketing efforts for our private lending division.

This is a “ground floor” opportunity to take our successful private lending division and introduce it to a wider audience of real estate investors and borrowers. You will have the autonomy to build the strategy from scratch.

This is a hands-on role for a self-starter who can manage the overall strategy while executing daily tasks required to generate high-quality leads that convert into funded deals. There will be flexibility to utilize external vendors or consultants as needed. Success will be measured by lead volume, lead quality, and contribution to funded loans.

This is currently an individual contributor role reporting directly to executive leadership in office.

Responsibilities:

Lead Generation (Primary Focus)

  • Launch, manage, and optimize Google Ads (PPC) campaigns
  • Develop keyword strategies targeting high-intent borrowers (e.g., hard money, bridge loans)
  • Continuously improve cost per lead (CPL) and overall ROI

Website & Funnel

  • Build or oversee a simple, high-converting lending website
  • Implement lead capture forms and borrower deal submission workflows
  • Optimize landing pages to increase conversion rates

Tracking & Performance

  • Set up and manage Google Analytics, call tracking, and CRM integration
  • Track key metrics: cost per lead, lead quality, and funded deals
  • Use data to continuously refine campaigns and improve performance

Brand Presence & Social

  • Establish and maintain a professional social media presence (LinkedIn, Facebook, etc.)
  • Ensure consistent branding and credibility across digital platforms
  • Share relevant deals, projects, and company activity to support lead generation

Testing & Expansion

  • Test and evaluate additional channels (Facebook, LinkedIn, SEO, partnerships)
  • Allocate budget toward highest-performing channels and eliminate underperforming ones

Ownership

  • Own marketing performance and results, with a focus on generating qualified borrower leads

Qualifications:

  • 2-5 years experience in digital marketing and/or lead generation (Google Ads/PPC campaigns)
  • Strong understanding of conversion funnels and performance optimization
  • Experience with landing page optimization and call tracking tools
  • Ability to work independently, move quickly, and execute without heavy oversight
  • Experience in lending, real estate, or other high-value lead generation industries preferred
  • Familiarity with CRM systems (e.g., Salesforce, HubSpot)

Assistant Property Manager

 

Responsibilities:

The Assistant Property Manager acts as the operational support to our Property Management team. This role is responsible for ensuring administrative precision across our portfolio—from financial tracking to compliance and resident coordination. Daily tasks will include:

    • Assist with collecting, processing, and tracking rent and utility payments
    • Prepare essential paperwork for evictions and municipal rental inspections, ensuring all files are accurate and ready for Property Manager finalization.
    • Maintain comprehensive pest control records for the entire portfolio and serve as the primary coordinator for related treatments.
    • Professionally confirm and schedule tenant appointments and other third-party property visits.
    • Actively participate in cross-training across other property management functions to ensure full-office coverage and a comprehensive understanding of portfolio operations.
    • Other duties as assigned

Punch Out Technician

 

Responsibilities:

The Punch Out Technician role will work on the completion of renovations for residential, multi-family and mixed-use properties. Daily responsibilities include:

  • Carpentry and finish work
  • Communicating and coordinating with sub-contractors
  • Providing project status updates
  • Delivering rent ready properties to our internal leasing team
  • Other duties as assigned

Qualifications:

  • Knowledge of residential, multi-family and mixed-use property renovations
  • Experience in carpentry and finish work
  • Comfortable working in a fast paced and team environment
  • Strong communication skills
  • Attention to details
  • Ability to efficiently and effectively problem solve
  • Ability to manage timelines and meet deadlines

Preferred:

  • Knowledge of mechanicals including HVAC, electrical and plumbing
