Property Maintenance Manager
Responsibilities:
The Property Maintenance Manager is responsible for overseeing assigned aspects of property maintenance, including the timely completion of resident work orders, supervision of maintenance staff and subcontractors, and coordination of repair and preventive maintenance activities. This role plays a key part in ensuring high standards of resident satisfaction and property upkeep:
- Monitor and manage incoming resident work orders
- Schedule and ensure timely completion of all resident work orders
- Prioritize and assign work orders to maintenance technicians and subcontractors
- Assist with hands-on completion of maintenance tasks as needed
- Track and review the progress of work orders to ensure timely resolution
- Maintain clear and responsive communication with property managers and residents regarding work order statuses
- Supervise, train, and support maintenance technicians to ensure quality performance
- Participate in and help coordinate a rotating on-call schedule for emergency maintenance needs
- Monitor inventory and purchases of maintenance supplies
- Other duties as assigned
Qualifications:
- Strong knowledge of residential property maintenance and building systems
- Proven experience in maintenance roles, with supervisory or team leadership experience preferred
- Ability to diagnose and troubleshoot a variety of maintenance issues and determine appropriate solutions
- Excellent communication and customer service skills
- Effective time management skills and ability to meet deadlines in a fast-paced environment

Residential Painter
Responsibilities:
The Residential Painter will work directly with our internal punch out team and be responsible for the completion of assigned painting projects. Daily responsibilities include:
- Communicate with the punch out manager to prioritize projects and determine schedule
- Order materials and prep upcoming projects
- Provide daily project status updates
- Communicate with internal team members as well as external sub-contractors
- Provide recommendations on materials
- Provide estimates and project scopes for upcoming projects
- Other duties as assigned
Qualifications:
- Knowledge of residential and commercial painting
- Prior experience as a painter
- Ability to manage timelines and meet deadlines
- Attention to details
- Strong communication skills
- Comfortable working in a fast paced and team environment
